LOAN

 

DOCUMENTATION REQUIRED IN SUPPORT OF THE REQUEST FOR A PRELIMINARY APPROVAL OF A LOAN

 

1) A formal Request, to be drawn on a form to be supplied to such purpose by the Bank (to be filled out in cooperation with the Bank). 

2) A photocopy of the National Identification Document of the prospective Borrower  

3) A Tax Clearance Certificate, attesting on the fiscal regularity of the prospective Borrower as well as on the revenue(s) of the latter over the current Fiscal Year 

4) Fiscal Form Ε1 for the current Fiscal Year *

5)Fiscal Form Ε9 for Fiscal  Year 2005.

 * Liberal professionals, entrepreneurs and traders are required to file copies of their tax returns as well as the respective Tax Clearance Certificates for the last three fiscal years.    

 

 

 

 

 

 

 

 

 

 

 

 

 

 

 

 

 

 

DOCUMENTATION REQUIRED IN CONNECTION WITH THE REAL PROPERTY AT ISSUE

 

Documents to be submitted in connection with the property, 

 once the pre-approval of the loan has been granted. 

 

 

 

 

 

 

 

1) An notarized copy of the acquisition deed (Sales Contract) of the property at issue (In the case of the loan destined to finance part of the sales price, the contract should make an express mention of at least the amount of loan to be granted by the Bank is due).

 

 

 

2) A photocopy of the Act of Constitution of Horizontal or Vertical Property, provided such constitution has taken place (non-notarized copies of such acts and any amendments thereto are accepted, followed by authenticated copies of the lists of property percentages corresponding to each property).  

 

 

 

3) Copies of any proxies or power of attorneys mentioned in the Sales Contract. 

 

 

 

4) Certificates of Property Rights, Onuses and No Claims with respect to the property at issue. 

 

 

 

5) A photocopy of the Construction License, duly authenticated by the competent services of the Urban Planning Bureau. 

 

 

 

6) A complete range of architectural plans (sectional plan, topographical plan of the terrain, coverage plan complete with the relevant construction terms and conditions, and all other aspects provided for in the law), all of which to be submitted in official copies, duly authenticated by the competent services of the Urban Planning Bureau. 

 

 

 

7) A budget of the construction works to be undertaken, SOLELY in the case of repair or refurbishment works on the property.

 

 

 

8) Photographs of the property 

 

 

 

9) In the event of purchase of a terrain: a certificate by the competent services of the Urban Planning Bureau, attesting that the terrain meets all legal requirements for acquisition and development according to law. 

 

 

 

 

 

 

 

HOUSING LOANS

REQUIREMENTS:

1)       In order for the bank to proceed with the financing, it will examine with banking criteria the credit worthiness and the solvency of the borrower, which will provide any relevant information.

2)       The age of the borrower must not exceed the 75 years (or 65 years for Housing Plus) at the expiry of the loan.

 

 

 

LOAN GRANTING PROCEDURE

·         Housing Loan Application and any supporting documents.

·         Financial preliminary approval.

·         Evaluation of the property from the bank’s engineer.

·         Check of the property titles from the Bank.

·         Loan approval and informing of the customer for the signing of the agreement.

·         Signing of the agreement – submission from the customer of the property’s contracts and the Mortgage Registry documents.

·         Insurance of the financed property against danger of fire and earthquake.

·         Pre-notation amount of the property.

·         Loan disbursement.

  

 

 

 

SUPPORTING DOCUMENTS

 

 

  1. FINANCIAL PRELIMINARY APPROVAL.

I. ALIENS, NATIONALS OF MEMBER OR NON MEMBER STATES OF THE EUROPEAN UNION THAT RESIDE AND WORK IN GREECE AS WELL AS GREEKS OF OVERSEAS.

 

 

 

 

  • Completed and signed housing loan application.
  • Passport or Photocopy of an Identification Card for nationals of E.U. member states.

Salaried:

·         Photocopy of the payroll tax return of the previous financial year.

·         Copies of the income tax return of the last 3 financial years.

 

 

Self-Employed:

  • Copies of analytical income tax data (E3) of the last 3 financial years and copies of income tax return of the last 3 financial years.
  • Employer’s reference letter (if a salaried).
  • Obligtory appointment as an Authorized Attorney, of a natural person, permanent resident of .
  • Especially for the nationals of non member states of the European Union, an additional valid license permit will be required at the preliminary approval of the loan.

     

 

 

 

II. ALIENS OVERSEAS RESIDENTS AND DIPLOMATIC PERSONNEL OF EMBASSIES OR DIPLOMATIC DELEGATIONS

  • Completed and signed housing Loan application.
  • Passport or Photocopy of an Identification Card for nationals of E.U. member states.
  • Financial data of the potential customers.
  • Original certification of the relevant service that certifies the customer’s tax return, for the height of income in order to check their authenticity.
  • Reference letter for the customer from the Bank of the place of residence with which he/she has the basic banking relationship.
  • Obligatory appointment of a natural person, Greek citizen as an ATTORNEY (present a Proxy) which will also be the AUTHORIZED ATTORNEY.
  • These supporting documents must be original (or an attested copy by an ATTORNEY or a Public Authority), must have a consulate attestation or an APOSTILLE attestation and must be accompanied by an official translation in the Greek Language (from the Ministry of Foreign Affairs or by an Attorney, which will certify that he/she is a fluent speaker of the official language of the overseas country and will validate the translation).

 

 

  1. LOAN APPROVAL

B.1. LEGAL AUDIT

  • Certification from the Cadastre or a cadastral extract in cases where the property is located in a municipality that has been enlisted in the National Cadastre (original).
  • In each case, a Solemn Statement of non acquisition of income from the aforementioned property is required, or a Solemn Statement of in due time declared leases or a certificate of overdue declaration of leases from the relevant Tax Office.

1. In the following 2 cases:

a) properties that are horizontal/vertical ownerships, that have been built by the system of valuable consideration or properties owned by contractors – constructors when the loan is up to €250.000.

b) properties – plots of land (with capability of building permit) when the loan is up to €120.000 the supporting documents are:

 

 

 

 

  • Last title of the offered for pre-notation of mortgage property accompanied by the relevant certificates from the Mortgage Registry, namely:

Ø       Certificate of ownership from the share of the seller.

Ø       Certificates of no liens, distraints and claims against the seller or the buyer.

Ø        Any proxies referring to the ownership titles.

 

 

 

 

     2. When the amount of the loan is larger that the aforementioned limits in each case and up to €350.000 and €180.000 respectively, the audit of the titles will cover the time period of ten years, with the producing of titles and the aforementioned certificates.

 

 

 

 

     3. Beyond the aforementioned amounts the titles’ audit will cover the time period of 20 years.

 

 

 

 

After the pre-notation of mortgage and then the transfer in the relevant mortgage registry, the customer will present the certificate of transfer of liens of the property.

Notes:

Additional documents for special cases at the phase of the loan approval:

In cases where the residence address that is stated in the application differs from this on the tax return form, an Electricity, Telephone or mobile phone bill must be presented, in order for the registered address to be the same with the one that is stated.

When photocopies of documents are required they must derive from the original documents. The copies of documents E3 and E9 must be accompanied by a Solemn Statement of the customer by which the accuracy of the data will be certified.

 

 

 

 

 

B2. TECHNICAL CONTROL

 

 

 

 

  • Topographical diagram of the plot with construction terms and conditions. Especially for the purchase of a plot a topographical and certification, verified by the Urban Planning Authority stating that the plot is whole and proper for building is required.
  •  In cases of rural land property, the submission of only a topographical diagram of the last six months is necessarily required, with the engineer’s land use statement and with the Solemn Statement of L. 651/77 on land wholeness and buildability.
  • In cases of works of construction/ completion/ repair with a certificate of work’s progress in the pre-notated property a Budget of the Construction Works is required.   
  • Photocopy of the building license with ownership titles, establishment of horizontal/vertical ownership.
  • Ground plans.
  • Property’s coverage diagram.
  • Final Sales Contract.

     

C. PROPERTY’S INSURANCE

 

 

 

 

All the mortgaged properties are obligatory insured against danger of fire and earthquake in values of replacement and in the insurance contract the Bank is stated as the mortgage creditor. In cases of insurance in PHOENIX METROLIFE the insured value is standard on 750€/square meter.

It is noted that depending on the type and the height of the loan, except for the aforementioned, additional documents may be required.

 

 

 

 

Especially for the cases of loan transfers from other Banks, the following documents are additionally required:

1. TRANSFER OF HOUSING LOANS OF OTHER BANKS THROUGH REDEMPTION

 

 

 

 

A. FINANCIAL PRELIMINARY APPROVAL

 

 

 

 

·         Last 3 months account statements in cases of three months copies or the last 2 monthly account statements in cases of monthly copies (originals). In cases of non existence of account statements, presentation of a certification of the other bank with the data of the loan.

 

 

 

 

B. LOAN APPROVAL

 

 

 

 

·         Letter/Certification of the other Bank with the data of the loan.

 

 

2. TRANSFER OF HOUSING LOANS OF OTHER BANKS THROUGH TRANSFER OF LEGAL RELATIONSHIP.

 

 

A. FINANCIAL PRELIMINARY APPROVAL

 

 

 

 

Completed and signed application for the provision of the data of a housing loan.

Letter/Certification of the other Bank with the data of the loan.

 

 

 

 

B. LOAN APPROVAL

 

 

 

 

·         Notary act of full payment of the price of the property.

·         Photocopy of the loan agreement of the other bank.

·         The transferor Bank will present at the date of the transfer to the obtainer Bank, legally attested documents:
